Don't Stop at the Last EMI

The mandatory loan closure checklist

Paying your last EMI does not mean the loan is closed. Complete these four steps to be certain.

1. Get the NOC / No Dues Certificate

It must explicitly state your loan account is fully settled with zero outstanding balance.

2. Retrieve Documents & Collateral

Collect original property deeds, allotment letters, or gold ornaments — with a written receipt confirming their condition.

3. Remove the Lien

Auto loan: file the NOC & Form 35 at the RTO. Home loan: visit the Sub-Registrar's office with the bank to remove the mortgage lien.

4. Verify Your CIBIL Status

Check your credit report after 30–45 days. It should read "CLOSED" — never "Settled" or "Written-Off".

If a Loan Goes Unpaid

  • Your CIBIL score drops sharply, blocking future credit for 7+ years
  • Penal interest of 18%–24% p.a. accumulates on overdue amounts

Is there a penalty for prepaying a home loan?

For individual borrowers on floating-rate home loans, RBI rules mandate zero foreclosure or prepayment charges. Fixed-rate loans and loans to business entities may still carry a 2%–5% penalty on the outstanding principal.

What is the difference between a fixed and a floating interest rate?

A fixed rate stays the same for your entire tenure, while a floating (repo-linked) rate moves up or down as the RBI changes the repo rate — floating loans also carry no foreclosure penalty for individuals.

Can I get an education loan without collateral?

Yes — unsecured education loans are typically available up to ₹7.5 Lakhs, and up to ₹40 Lakhs or more without collateral at select premier institutions, provided you have a co-applicant with stable income.

How much of my income should go toward EMIs?

Lenders generally prefer your total EMI obligations (FOIR) to stay below 40–50% of your monthly net income, and staying under this range also improves your chances of approval and a better rate.

My last EMI is paid — is my loan officially closed?

Not automatically. You still need to obtain a No Dues Certificate, retrieve your original documents or collateral, get any lien or hypothecation removed, and confirm your CIBIL report shows the loan as "CLOSED".
